Evaluate lease rates vs market rate for potential renovation of leases. Assist in determining the efficiency of space usage vs total square feet leased.

Establish a working relationship with Landlord who was located in Northern California.

At the same time survey all available medical office space to locate alternative choices.

Proactively assert that my client preferred to stay in the Landlord’s building but was seriously willing to relocate if necessary.

Create a competitive, but patient negotiating environment that lasted 4 full negotiating rounds for each suite before new terms and conditions were agreed to.

Six suits were released for 10 years at a savings of $172,00 per year.

Two suites were not released totaling 4,000 square feet.

All suite lease dates are now coterminous.
