    Additional space for rapid growth

Occupying 15,600 SF of office space on two floors in Irvine and growing rapidly the client needed additional space with the consolidation of all SF on one floor. Many employees commuted via the Metrolink train to the Irvine Spectrum station. The new location had to be within walking distance of the train station.

A professional space planner met with key executives and selected employees to establish SF needs and expansion space.
We surveyed and analyzed all available office space within an established walking distance from the train station. We surveyed all area buildings outside the established walking distance to provide alternative choice and rental cost.

The existing lease was terminated by the landlord and a new five year lease for 24,000 SF was signed for a full floor of space in a new landlord owned building within the required walking distance from the train station

The per square foot lease cost was lowered 35% over the new five year lease term which included a five year option to extend. All employees were now on one floor which created a more efficient occupancy and improved company inter-department relationships.
