Search a large geographic area from San Diego to Santa Barbara for a suitable industrial exchange property. The requirement was for an industrial/warehouse property with minimal office, good clear height, and excellent truck access. The geographic area preferred was to be one which would provide geographic market balance with the client’s existing industrial investment properties.
After significant search two adjacent, well designed, modern 40,000 SF industrial properties were located in Valencia, CA and purchased with a long-term leaseback from the seller.
The $12M 1031 exchange was completed on time & accomplished the desired tax-deferred exchange.
